Legal Process

How group ownership becomes legal ownership

A transparent, documented process aligned with Indian property law and Telangana registration requirements.

Ownership is conferred only by a sale deed duly stamped and registered at the jurisdictional Sub-Registrar Office under the Registration Act, 1908. Online payments and website records are not proof of ownership.

Step by step

The registration workflow

  1. 1

    Title verification

Our panel advocate verifies 30-year link documents, Encumbrance Certificate, layout approval (DTCP/HMDA/GHMC) and revenue records (Dharani / Pahani for agricultural land). A title report is shared with every co-buyer.

  2. 2

    KYC of every co-buyer

Each buyer completes KYC with PAN and Aadhaar (only the last 4 digits are stored) and photo. KYC is reviewed manually. PAN is required for property transactions above ₹10 lakh as per Income Tax rules.

  3. 3

    Commitment & share

Each co-buyer commits an amount. Their ownership percentage equals their contribution divided by the total property price, and is shown transparently in their dashboard.

  4. 4

    Co-ownership agreement

A lawyer-drafted co-ownership / memorandum of understanding records each owner's share, rights, exit terms, and dispute resolution. Every co-buyer reviews and signs it.

  5. 5

    Payments through banking channels

All payments are made by bank transfer, cheque or DD to the company's current account — never cash. Each payment is matched to bank records before being marked verified. TDS under Section 194-IA applies where the property value is ₹50 lakh or more.

  6. 6

    Stamp duty & registration

Stamp duty, transfer duty and registration fees are paid as per the Telangana Stamps & Registration Department schedule on the market value of the property.

  7. 7

    Registered sale deed

The sale deed is executed and registered at the jurisdictional Sub-Registrar Office under the Registration Act, 1908, naming every co-owner with their undivided share.

  8. 8

    Mutation & handover

Mutation in Dharani / municipal records is applied for, and certified copies of the registered documents are handed over to each co-owner.

Refunds & cancellation

A co-buyer may request withdrawal before the sale deed is registered. Refund eligibility, timelines and any deductions follow the signed co-ownership agreement. Approved refunds are paid only to the buyer's own bank account. If a group fails to complete funding by its closing date, the group may be cancelled and verified payments refunded as per the agreement.

Important notes

This programme is a joint purchase of immovable property by individually named buyers. It is not a collective investment scheme, deposit, chit or guaranteed-return product, and no returns are promised. Buyers are encouraged to take independent legal and tax advice. Agreement templates are reviewed by our panel advocates; final terms apply as signed.
